Until 2012, its format remained unique among PGA Tour events, becoming played over five days and four classes, which can be various.

In both Rancho Mirage, California; Bermuda Dunes Country Club in Bermuda Dunes, California; and Indian Wells Country Club in Indian Wells, California from 1960-62 the competition was played at Thunderbird Country Club and Tamarisk Country Club. Bermuda Dunes has been used every of this occasion and Indian Wells every year until 2006, however the roster of classes from which the event features chosen one other two courses becoming played features evolved through the years year. In 1963 Eldorado Country Club, additionally in Indian Wells, California, replaced Thunderbird Country Club. From 1964 until 1968 La Quinta Country Club in La Quinta, California, replaced Tamarisk Country Club, however in 1969 Tamarisk Country Club rejoined the big event and alternated annually with Eldorado Country Club until 1986 (Tamarisk Country Club's final turn being in 1985).

A development towards courses more suited to professionals being modern in 1987. A course at PGA West in La Quinta, California (the TPC Stadium Golf Course in 1987 and also the Arnold Palmer Private program thereafter) became a permanent person in the roster; from 1995-97, Indian Ridge Country Club in Palm Desert, California replaced PGA West from 1987 until 1994, and once more from 1998 to the present.

To help make space for an innovative new user that is permanent Eldorado Country Club and La Quinta Country Club alternated from 1987-89 (Eldorado being used in 87 and 89), after which Eldorado Country Club was fallen from the roster. Next two; this pattern was deviated from the time Tamarisk was used in 2004 (a La Quinta CC year because of the pattern), although the 2005, 2006 and 2007 occasions had been then played at La Quinta CC from 1990-2003 Tamarisk Country Club and La Quinta Country Club then followed a "1-2" alternating arrangement, where Tamarisk was played initial 12 months and La Quinta CC.

The Classic Club in Palm Desert, California (an Arnold Palmer-designed track into the tournament), making the Bob Hope Chrysler Classic really the only event from the PGA Tour that owns its own facility in early 2005 an area charitable foundation provided its brand new course. The Classic Club took the spot of Indian Wells in 2006; nevertheless, the course was fallen through the Hope training course area following the 2008 occasion, mentioning people issues over high winds.

This year's program rotation consisted of the Arnold Palmer Private Course as well as the Nicklaus Private Course (both at PGA West in La Quinta) SilverRock Resort (in La Quinta) as well as the Bermuda Dunes Country Club. This season, La Quinta CC changed Bermuda Dunes CC.

What does the statement “HUD Guidelines 24 CFR 206.125″ mean in MLS listings to Buyers?

What does the statement “HUD Guidelines 24 CFR 206.125″ mean in MLS listings to  Buyers?

If you are looking to buy a home and come across a bank owned property (REO) and you are told that the home is being sold under HUD Guidelines 24 CFR 206.125, make sure you understand what this means.

This statement will affect how the bank view's your offer and your ability to negotiate a great deal is limited and in most cases, you will lose out on buying the home if you submit an aggressive offer on this type of property.

HUD Guidelines 24 CFRThis "HUD' language is disclosed on foreclosure listings where the home was financed using a reverse mortgage that ended up being foreclosed on.
HUD regulates the terms under which these properties can be acquired, sold, and marketed.  During the HUD Marketing Period (180 days), the seller (the bank) must follow the following terms as set by HUD:

 Cannot be sold for less than the current “As Is” appraised value established by the Appraiser.

 No repair reimbursements or allowances. Property sold “As Is” at the time of closing.

 No home warranties to be paid by the seller

 Home inspections and connection of utilities for inspection will be at the buyer’s expense

 Seller will not contribute to buyer’s closing costs.

 All Earnest Money Deposits are to be in the form of Money Order, Certified Check or Personal Check made payable to Seller’s Title Company and delivered within 48 hours of contract signing.

While there are still some great deals out there, knowing upfront the HUD guidelines will save you time and disappointment.
